The predecessor of LXP Industrial Trust was established in Delaware in October 1993. The company is now a self-administered real estate investment trust under Maryland law. The company mainly invests, acquires, finances and manages businesses in different regions, mainly including single-tenant office, industrial and retail real estate. The company's core assets mainly include general-purpose, efficient single-tenant office and industrial assets, located in growing markets and key businesses of lessees. Most assets are net leases or similar leases, where the lessee bears almost all costs, including cost increases, real estate taxes, utilities, insurance, and general repairs. In addition, the Company acquires, originates and holds loan asset investments and debt securities related to single-tenant real estate.
