Federal Realty Investment Trust, founded in 1962 and re-registered as a real estate investment trust (Caretrust Reit) in Maryland in 1999, is an equity REIT specializing in the ownership, management and redevelopment of high-quality retail and mixed-use properties. The trust operates primarily through its subsidiary Federal Realty OP LP, which handles most of its functions and assets. Federal Realty's properties are concentrated in major coastal markets and select underserved areas with strong economic fundamentals. As of December 31, 2025, the trust owns or holds a majority interest in 104 retail-oriented real estate projects with a total area of approximately 28.8 million square feet and a high occupancy rate. The income is mainly derived from lease agreements with tenants. The trust has a long history of paying quarterly dividends, increasing dividends for 58 consecutive years.
