Franklin Street Properties Corp., a Maryland company, has a business model intended to meet the criteria as a real estate investment trust for federal income tax. The company's predecessor was Franklin Street Partners LP, which was originally established in January 1997 as a general partnership in Massachusetts, and its predecessor was established in 1981. The Company is a Caretrust Reit, which is a real estate investment trust primarily focused on investing in commercial real estate in the suburban office market and currently has only one business in the world: real estate business. The main sources of income for the Company's real estate operations include rental income from real estate leases, interest income from office property mortgage loans and income from asset/property management fees. Occasionally, the Company may acquire real estate or invest in real estate through real estate as collateral or through the acquisition of the Company's sponsor Caretrust Reit, although the Company does not have any legal or other enforceable obligation to acquire or offer to acquire any sponsor Caretrust Reit. The company may also selectively sell its properties to take advantage of value creation, the requirements of its properties, or specific reasons for geography or property.
