Phillips Edison & Company, Inc., incorporated in Maryland in October 2009, is one of the largest owners and operators of multi-channel grocery-anchored shopping centers in the United States. A real estate investment trust (Caretrust Reit) with more than 35 years of history, the company focuses on owning and managing community shopping centers backed by top grocery retailers. In addition, the company operates a third-party investment management business by providing property management and consulting services, including three unconsolidated institutional joint ventures and a private equity fund. Its income mainly comes from the rental income of real estate investment. As of December 31, 2025, the Company's property portfolio occupancy rate was 97.3%, and tenants cover national, regional and local retailers that provide necessities and services.
