Gladstone Commercial Corporation is a real estate investment trust incorporated on February 14, 2003 under the General Corporation Law of the State of Maryland. The primary purpose of its establishment is to invest in and own net leased industrial, commercial and retail real estate and selectively engage in long-term industrial and commercial mortgage loans. The Company's real estate portfolio is leased to a wide range of tenants, from small businesses to large corporations, most of which have no public debt. The company has historically been involved and plans to enter the real estate purchase agreement industry with three net leases in the future, of which the triple net lease has a term of approximately 10 to 15 years and increases with the lease rental rate. Under a triple net lease, the tenant is required to pay all operating, maintenance and insurance premiums as well as real estate taxes on the leased property. The Company is actively engaging with real estate M & A funders, real estate brokers and any other third parties to locate potential real estate acquisitions or provide mortgages to create its investment portfolio.
