Uniti's Record Fiber Bookings Look Cheap-Until the Losses Hit

Record fiber bookings are real, but the market is still focused on losses
Uniti is showing a familiar valuation gap: the business is producing stronger operating proof, yet the market is still reacting mainly to reported losses. In the latest quarter, Fiber Infrastructure new bookings MRR reached a record ~$2.2 million, consolidated fiber revenue grew 10% year over year, and Kinetic consumer fiber net adds reached about 38,000. Even with that momentum, the stock has slipped 11.83% over the last 10 days, and the broader technical model is still flashing a sell signal since Jul. 28.
One valuation narrative puts UnitiUNIT-- at $10.25 fair value, about 6% above the recent share price. That is not a huge mispricing, but it suggests the market is still using recent losses as its main reference point instead of weighing the new booking momentum more heavily.
The next earnings window should make that tension clearer. If demand continues to build, the stock could rerate before the loss narrative fully fades. If reported results keep lagging the bookings story, the market's caution will have been justified.

The booking engine is improving, but monetization still needs to show up
Q1 and Q2 point to continued demand
The sequence matters. In Q1, consolidated fiber revenue grew 15% and Kinetic added roughly 39,000 gross fiber adds. In Q2, fiber revenue still grew 10% year over year, Kinetic consumer fiber revenue rose 19%, and Fiber Infrastructure bookings MRR climbed to a record ~$2.2 million. That does not prove a full rerating is due, but it does suggest demand remains healthy across both the wholesale and consumer sides.
Mix matters as much as volume
The more important clue is mix. Management said over 50% of new bookings were for lit wave capacity, and the same positive-points summary notes that blended Anchor Lisa cash yields reached 37%, the highest ever. That matters because lit wave and anchored lease-up revenue can carry better economics than raw build activity. In other words, Uniti is not just proving it can lay fiber; it is starting to show that the fiber can be monetized at better quality.
The main risk is that bookings do not convert smoothly into reported results. Some large hyperscale dark fiber deals may slip, and consumer fiber ARPU decreased 2.6% in Q2. If those pressures stay contained, the next few quarters could show both volume growth and a better revenue mix. If not, the market will keep treating the booking story as premature.
Loss aversion and financing activity are still driving the stock
Why the market is still punitive
The latest punishment is easy to understand. Investors are still focused on a net loss of $155.9 million for the second quarter, while the lowered guidance for annualized funds from operations (AFFO) per share, which was adjusted to a midpoint of $1.37 reinforces the idea that profitability remains under pressure. Add in pro forma revenue and adjusted EBITDA declined 5% and 10%, and the market has a clear reason to stay cautious.
That caution may still be too broad. The problem is not a lack of demand; it is that reported results are still being shaped by legacy declines, higher losses, and timing risk. That makes it harder for a strong bookings quarter to change the stock's path right away.
Securitization is a catalyst, not a verdict
Earlier this month, Uniti priced a $1.1 billion Kinetic fiber securitization. Bulls can read that as balance-sheet flexibility to keep building into strong hyperscaler and neocloud demand. Bears can read it as another sign the model needs capital to stay on track. The cleaner reading is that securitization can be a routine financing tool in asset-heavy telecom, but the market will not fully accept that unless reported numbers improve alongside it.
What would confirm the bullish case, and what would break it
The pullback has improved the risk/reward for investors willing to stay early, but not so early that they ignore the remaining proof test. Uniti has been under a sell signal since Jul. 28, 2026 and is down 8.36% since that signal, with the stock at $9.54 on Friday.
Signs the market may be too pessimistic
- Reported revenue begins to reflect the booking strength management highlighted, rather than staying stuck in optimism.
- Mix continues to favor higher-quality monetization, including lit wave demand, as over 50% of new bookings were for lit wave capacity.
- The stock stops worsening after the Jul. 28 sell signal even without a full technical breakout.
Signs the market is still right to discount the story
- Reported numbers continue to lag the bookings narrative while management warns that some large hyperscale dark fiber deals may slip.
- Financial quality does not improve while Uniti manages $1.1 billion of Kinetic fiber securitization notes and a lower AFFO midpoint of $1.37.
- The stock breaks down again from the low-$9 area and the market keeps treating Uniti as purely a loss story.
The setup is interesting because fear has already compressed the stock, but the edge disappears if reported results keep failing to validate the bookings narrative.
