Oracle's AI Buildout: Record Demand, Borrowed Money, and the Customer That Holds the Key


Oracle's cloud infrastructure revenue grew 121% last quarter. GPU utilization sits at 97.9%. Customers renewed GPU capacity at a 20% premium over their previous contracts. The company just reported record revenue of $19.3 billion and raised its full-year forecast to $90 billion.
The stock is down 59% from its peak.
Oracle's demand signal is one of the strongest in the cloud industry. Its financial structure to fund that demand is one of the most leveraged. The gap between those two facts is what the stock now measures.
What just happened
Oracle reported Q1 fiscal 2027 results on September 10, and the cloud infrastructure business accelerated beyond what Wall Street expected. Revenue of $19.3 billion grew 30% year-over-year, beating the company's own guidance range of 27% to 29%. Cloud infrastructure revenue — the AI datacenter business — surged to $7.4 billion, a 121% jump from the year before and an acceleration from the 93% growth rate in the prior quarter.
The capacity delivery numbers tell the sharper part of the story. OracleORCL-- shipped 850 megawatts of AI datacenter capacity in one quarter, containing more than 300,000 GPUs. That volume is roughly three times what was delivered in all of Q4 and represents 73% of the total capacity delivered across the entire previous fiscal year. The company also closed more than $30 billion in additional AI contracts during the quarter.

Management raised its full-year revenue guidance to at least $90 billion — 34% growth — and lifted the non-GAAP EPS forecast to $8.10 from $8.05. The stock jumped 4% after hours.
The spending that gets them there
Oracle isn't earning this revenue. It's borrowing to build the infrastructure that produces it.
Capital expenditures for the full fiscal year 2027 are now guided at $90 billion to $95 billion. In Q1 alone, capex was $28 billion, while the company generated $23 billion in operating cash flow. Free cash flow for the quarter came in at negative $5 billion — and full-year free cash flow for fiscal 2026 was negative $23.7 billion.
The company raised $43 billion in debt and $5 billion in equity during fiscal 2026. It plans to raise roughly another $40 billion through debt and equity in fiscal 2027, including a previously announced $20 billion at-the-market equity issuance. Oracle's debt sits around $167 billion. Credit default swap spreads hit a record high in August.
This is the supply commitment dynamic in its most extreme form. A surge in commitments reads as demand strength and rising leverage risk at the same time. Oracle has chosen to take the leverage and bet that the revenue acceleration arrives fast enough to close the gap.
The structural hedge
There's a detail in these numbers that changes how you think about the risk — and it's the one the company itself keeps pointing to.
Of the $638 billion in remaining performance obligations — the backlog of contracted revenue — $75 billion represents prepaid or customer-supplied GPUs. Customers, in other words, are funding a meaningful chunk of the equipment that Oracle deploys. Management said new contracts closed in Q1 were "many funded through prepay or 'bring your own hardware' models".
The company also noted that net cash capex — gross spending after prepayments and customer-supplied equipment — is expected to stay under $70 billion for the full year, materially below the top end of the $95 billion gross capex guidance.
This isn't a complete solution to the leverage problem. Oracle still needs to fund power infrastructure, facilities, networking, and the GPUs customers don't supply. But it does mean the company's capital commitment per dollar of revenue is lower than the headline capex number suggests. The risk is real, but it's not as binary as "Oracle goes broke."
The customer concentration problem
The bigger structural risk isn't the total amount Oracle is spending. It's who's buying.
S&P Global Ratings downgraded Oracle to BBB- on July 9 — one notch above junk — explicitly naming OpenAI as a "key credit risk". Bank of America estimates OpenAI accounts for more than 50% of Oracle's $638 billion backlog. Oracle is now highly dependent on a company that is not yet profitable, whose IPO is not confirmed, and whose ability to pay for billions in committed infrastructure hasn't been proven.
S&P flagged Oracle's adjusted leverage ratio as likely to exceed 4x — above the threshold for maintaining a BBB- investment-grade rating. A further downgrade to below investment grade would trigger forced selling from funds that are restricted to investment-grade bonds.
This is the kind of concentration risk that matters most when the customer on the other side of the contract is itself making a highly leveraged bet. Oracle's demand signal is strong, but it's not diversified.
Where the stock is now
At $153, Oracle trades at roughly 23.5 times trailing earnings and 35 times forward earnings. Those are not cheap multiples for a company whose free cash flow is negative and whose credit rating was just downgraded. They're also not the price of a company that's failing — the underlying revenue growth and utilization rates are among the best in the industry.
The stock has fallen from a peak of $346 in September 2025, when investors priced in a cloud infrastructure story without fully accounting for the leverage required to deliver it. The correction was steep: a 19% drop in one week in late June, the worst since the 2001 dot-com bust. The market moved from "Oracle is winning the AI infrastructure race" to "Oracle is betting its balance sheet on a customer it can't afford to lose."
Neither extreme captures the reality. Oracle's execution on the infrastructure side has been impressive — 97.9% utilization, 20% renewal premiums, delivery volumes that tripled in a single quarter. The company raised its guidance and delivered ahead of it. That's not a failing business.
But it's also not the clean cloud compounder it was priced as two years ago. The capital intensity, the debt load, the OpenAI concentration — these are structural features of the business now, not temporary bumps. The company is running an AI infrastructure buildout that requires $90 billion in annual spending, funded by debt, equity, and customer prepayments, with a single customer representing half the pipeline.
What this means
The question isn't whether Oracle's cloud infrastructure business has demand. It clearly does. The question is whether the financial structure supporting that demand can sustain itself while the company proves the revenue arrives on schedule and at acceptable margins.
Oracle is already giving itself a path through that uncertainty with customer-funded GPUs and prepaid contracts. The Q1 results showed the revenue acceleration is real, not just contractual. Management is cutting costs — 21,000 jobs, roughly 13% of the workforce — to narrow the cash flow gap.
The stock may have done the heavy lifting of repricing the risk. A 59% decline from peak has baked in a material reassessment of what Oracle is and what it's willing to risk. The company that beat its own raised guidance in its first fiscal quarter of the new year isn't the same company that sold off 19% in a week in June.
What remains unresolved is the execution question: can Oracle sustain this acceleration, maintain its credit rating, and convert that $638 billion backlog into revenue before the leverage becomes a constraint rather than an enabler? The next two quarters will carry more evidence on that front.
