Memory Prices Still Surge-Real Peak, or Investors Are Getting Anchored Too Early?


The debate is duration, not whether memory is tight
Memory prices are still climbing, and that is why investors may be anchoring too early.
The real question is no longer whether memory is constrained. It is whether this remains an exceptionally bad quarter or becomes a multi-quarter earnings reset. The breadth of the squeeze argues for the latter. TrendForce said conventional DRAM contract prices were raised to +90-95% QoQ, while CSPs, server OEMs, and PC OEMs broadly face DRAM supply gaps. NAND is moving with it, with contracts forecast to rise 55-60% QoQ, and enterprise storage is not being spared either: strong North American CSP demand lifted enterprise SSD orders, with prices projected to rise 53-58% QoQ. That points to a system-wide shortage rather than a niche disruption.
The price action also shows how quickly expectations can reset once buyers stop negotiating and start protecting supply. A standard DDR4 memory chip sold for $20 earlier this year, a record level for that old workhorse component. On the module side, buyers were already looking at DDR5 RDIMM 32GB at an average of $1,545. Bulls see those numbers as evidence that memory revenues can keep repricing. Bears argue that recency bias is taking over and that the steepest rise is usually the last one. Both views can coexist, but when demand is pressing system memory, servers, PCs, and enterprise SSDs at the same time, the evidence still leans toward a longer squeeze rather than a quick snapback.
AI demand is broadening the memory story beyond a simple cycle
The market now has to decide whether memory is simply expensive, or whether it is becoming a more structural piece of AI infrastructure.
Old commodity-cycle framing can obscure what management is showing
Investors often reach for familiar commodity-cycle logic because it is comfortable. But that framing can clash with what the leaders are actually posting. Micron's latest quarter is a clear example. It generated $23.9 billion Q2 FY2026 revenue, up 196% year over year, with a 69.0% non-GAAP operating margin. More importantly, it guided to approximately 81% gross margin for Q3. That is not the profile of a company riding one unusually hot quarter. It suggests AI demand is lifting mix, pricing, and profitability at the same time.
The constraint is not limited to HBM
Bears often want to isolate HBM as the only real AI demand node and treat everything else as background noise. The evidence does not support that narrower read. MicronMU-- said demand continues to outpace supply across HBM, DRAM, and NAND, while SK HynixSKHY-- said quarterly profit more than doubled to a record as AI demand lifted prices for both advanced and conventional memory chips. That breadth matters. It suggests the market is pricing a system constraint that runs from AI accelerators through servers, storage, and standard memory platforms.
That is why the rally can still hold support. A simple commodity peak usually shows pressure in price first, then earnings, then capacity expansion. Here, price strength is feeding unusually high margins, and the highest-margin segments are tied to AI buildouts that management has described as part of a multi-year investment cycle.

Micron guidance is the next real test
The next checkpoint is not another fresh price headline. It is whether Micron can show that the squeeze is still translating into earnings power. Its Q3 FY2026 revenue guidance of $33.5 billion and approximately 81% non-GAAP gross margin are the clean near-term test. If management holds that bar, investors are still looking at a structural profit reset rather than a one-quarter spike. If it misses, the market will quickly ask whether price strength is running ahead of the underlying cycle.
That matters because positioning is already crowded. Micron shares have surged 175% year to date, so the stock is no longer asking whether memory is tight. It is asking whether tightness can endure long enough to justify even more demanding expectations.
What would keep the squeeze thesis intact
- Contract behavior matters more than spot volatility. The key signal is whether system buyers are still locking supply and accepting steep contract resets instead of waiting out the market.
What would weaken the thesis
- Contract pricing starts to roll over. Once buyers stop accepting steep upward resets, the earnings model can change quickly.
- Lead times ease. If suppliers stop showing delivery stress, the fear premium can disappear before revenues do.
- Cloud or PC demand softens. The bull case depends on AI infrastructure, enterprise, and client demand holding up.
- Customers start deferring builds over memory cost. That would suggest the shortage is becoming economically painful enough to suppress demand rather than support it.
This is still a bullish setup, but not an uncritical one. The asymmetric risk is not just chasing a beat; it is also waiting too long after a guidance print that pushes aspirational targets, including the $1,000-plus valuation debate, even further out of reach. Fundamentals still look ahead of valuation, at least until the next proof point.
