Godrej Properties has acquired 50 acres of land in Raipur, Chhattisgarh, for a premium plotted residential project. The project, expected to launch in 2026, will have a saleable area of 9.5 lakh sq. ft. and marks Godrej's entry into the city's real estate market. The company plans to focus on plotted developments in Tier II cities, citing infrastructure investments and rising middle-class aspirations as reasons for the move.

Godrej Properties, a leading national real estate developer, has acquired approximately 50 acres of land in Raipur, Chhattisgarh, to develop a premium plotted residential project. The project, expected to launch in 2026, will offer an estimated saleable area of around 9.5 lakh square feet. This acquisition marks Godrej Properties' entry into the city's real estate market and aligns with the company's strategic focus on plotted developments in Tier II cities [1].

The newly acquired land parcel is strategically located near Old Dhamtari Road, one of Raipur's fastest-growing real estate corridors. The location offers seamless connectivity to key city nodes such as Central Raipur, Raipur Railway Station, and Swami Vivekananda Airport. The area is witnessing rapid development, supported by robust social infrastructure including reputed educational institutions, healthcare facilities, and retail hubs. Connectivity is further bolstered by major infrastructure projects like the Atal Path (Raipur-Naya Raipur Expressway) and upcoming expressways linking Raipur to Hyderabad and Visakhapatnam, enhancing the site's appeal for premium residential development [1].

Gaurav Pandey, MD & CEO of Godrej Properties, expressed his delight at the acquisition, stating, "We are delighted to announce our entry into the dynamic city of Raipur. This acquisition marks another significant step in our expansion journey as we look to strengthen our presence in emerging real estate markets across India. Raipur, with its growing demand for residential plotted developments and strong infrastructure growth, presents an exciting opportunity" [1].

Godrej Properties' move comes amid a broader trend of urban redevelopment in India. A recent report by Primus Partners and the Griharmony Redevelopment Stakeholders Federation (GRSF) titled "Rethinking City Redevelopment: Bold Strategies to Propel India’s Urban Future" underscores the need for structured, area-based redevelopment to address the challenges posed by urban sprawl, informal settlements, and ageing infrastructure [2]. The report proposes integrated area-based redevelopment, inclusive rental housing schemes, urban redevelopment funds, and community engagement as policy to make Indian cities more sustainable and inclusive.

In light of this acquisition, shares of Godrej Properties are set to be in focus. The stock has gained 5.3% so far in 2025, with a 7.3% increase in the past three months and a 1% rise over the last month. However, it has declined 1.1% in the past week [3].
