Platinum Ranch is part of a larger development strategy for Centurion American, which includes the Legacy Hills development just south of the site. The Legacy Hills project is expected to include over 7,000 single-family homes and 4,000 apartments, along with Celina's first 18-hole golf course. Centurion American's involvement in Gunter extends beyond Platinum Ranch, with other notable developments such as Cottonwood, a 678-acre property near the small city of Dorchester, which is expected to hold 2,156 homes.
The development of Platinum Ranch is seen as a strategic move by Centurion American to capitalize on the growth potential of Gunter, which is situated along the Golden Corridor and benefits from planned transportation projects and a strong school system. The proximity to other fast-growing areas, such as Preston Road and the Dallas North Tollway, further enhances the appeal of the location for developers.
The project is being led by Centurion American CEO Mehrdad Moayedi, who expressed his commitment to Gunter and Grayson County, stating, "While we spent two years planning the acquisition and development of Platinum Ranch, our commitment to Gunter and Grayson County goes back much further. We are proud to be a part of the growth story in Gunter and to bring exceptional communities to this beautiful city."
The development is being financed by a combination of lenders, including Ubank, Liberty Bankers, and Chambers Bank. The project is expected to create significant economic opportunities for the region, including job creation and increased property values.
