Housing added about 0.5 percentage points of GDP per year at its fastest; the AI cycle is adding roughly 0.85 percentage points a year from the 2025 baseline. Even the late-1990s telecom and fiber buildout, another common comparison, peaked at only 1.2% of GDP.

Where the analogy breaks

The break comes if readers assume AI has to fail at housing scale to matter. It does not. That lag may be uneven because AI assets do not behave like older data-center assets. Why spending can stay high even when discipline weakens

First, leasing and flexible structures can soften the apparent balance-sheet impact. That preserves flexibility, but it can also make heavy investment look lighter than it is.

Second, the fear of being underinvested can overwhelm discipline. Big Tech capex is being treated as the most important signal in the AI trade, with executives acting as though missing the build could cost strategic relevance. If revenue traction cools, the first companies to cut back may do so abruptly, and today's capex assumptions can rerate down quickly.

What could hold up if the spend cools

If the market stops forgiving the gap between infrastructure and revenue, the next question is who bears the spend best. With pure-play AI revenue still a fraction of deployed infrastructure investment, the businesses most likely to hold up are the ones selling scarce bottlenecks: semiconductors, networking links, power equipment, and data-center capacity that can be added quickly.
