Ashford Hospitality Trust Aims to Boost EBITDA by $50M with Grow AHT Initiative

Ashford Hospitality Trust (AHT) has made significant strides in its second quarter of 2025, with the company reporting comparable total revenue growth of 1.3% and comparable hotel EBITDA growth of 2.6%. CEO Stephen Zsigray attributed this performance to strategic decisions and the impact of the Grow AHT initiative, which aims to achieve $50 million in EBITDA improvement.

Zsigray highlighted the efforts of the asset management team and property managers in driving revenue growth while managing operating expenses. The company's Grow AHT initiative continues to deliver margin gains and operational efficiencies, with a focus on asset sales and capital structure improvements to reduce leverage and improve cash flow.

Despite ongoing macroeconomic headwinds, AHT's Q2 performance demonstrates the company's resilience and strategic focus. The company ended the quarter with cash and cash equivalents of $100 million and restricted cash of $153.9 million, while net working capital increased by $28 million from the previous quarter. Management anticipates continued benefits from the Grow AHT initiative and expects demand headwinds to subside.

Looking ahead, AHT plans to continue improvements to its capital structure and pursue opportunistic asset dispositions to reduce leverage and improve cash flow. The company expects to spend between $90 million and $110 million on capital expenditures for the full year 2025.
