LTC continues to fuel shop with completion of $95 million acquisition

LTC Properties, Inc. (NYSE: LTC) has completed a $95 million acquisition of seniors housing properties under its SHOP (Seniors Housing Operating Partnership) platform, continuing strategic expansion in the sector. The acquisition includes a community in Wisconsin with 147 units offering independent living, assisted living, and memory care services. The property will be managed by Health Dimensions Group, a new operator to LTC. The transaction was executed at a cap rate of approximately 7.2%, with an expected unlevered IRR in the low-to mid-teens. Funding for the deal came from proceeds of recent ATM sales, which generated $154.7 million in net proceeds during the second quarter of 2026.

Since launching the SHOP platform in May 2025, LTC has acquired 37 properties, representing 35% of its total gross real estate investments. The platform now includes 12 operators, 10 of which are new partnerships. The company has also announced plans to acquire an additional $285 million in SHOP properties by the end of the third quarter of 2026. As of March 31, 2026, SHOP accounted for 28% of LTC’s annualized net operating income (NOI), with expectations to reach 40% by year-end.

LTC’s continued focus on SHOP is part of a broader strategy to shift its portfolio toward higher-growth seniors housing assets. The company’s portfolio now includes nearly 190 properties across the United States, with approximately 70% of its assets in seniors housing communities.
