CapitaLand Ascendas REIT - acquisition expected to complete by second half of 2026
CapitaLand Ascendas REIT (CLAR) has announced a series of strategic acquisitions expected to be completed by the second half of 2026, further diversifying its global portfolio and enhancing its earnings resilience. These include the acquisition of a 49% interest in a Tier III hyperscale data centre in Greater Osaka, Japan, for approximately S$620.7 million (¥76.4 billion), and the purchase of 25 Loyang Crescent, a logistics and industrial property in Singapore, for S$504.2 million. The REIT also acquired a 50% interest in Ascent, a premium business space property at 2 Science Park Drive in Singapore, for S$245.0 million.
These acquisitions are expected to be distribution per unit (DPU)-accretive on a pro forma basis, with an estimated DPU accretion of 0.318 Singapore cents or 2.1%. Collectively, the acquisitions will increase CLAR’s assets under management (AUM) in Singapore to approximately S$13.2 billion, with 66% of its total portfolio AUM located in the country. The REIT’s global data centre portfolio is also expanding, with the Osaka acquisition marking CLAR’s first foray into Japan, a market projected to grow significantly due to increasing demand for AI-related infrastructure.
The total acquisition outlay is expected to be approximately S$1,410.3 million, partially financed through an equity fundraising. CLAR’s pro forma leverage is anticipated to rise to 39.7% from 39.0% as of 31 December 2025. The REIT’s portfolio occupancy and weighted average lease expiry are expected to increase to 91.5% and 4.3 years, respectively, reflecting the long-term stability of its income streams.
