PulteGroup launching new Florida Panhandle division

PulteGroup, Inc. (NYSE: PHM) has announced the development of a new residential community in Pasco County, Florida, as part of its expanding Explore by Del Webb brand. The company has acquired approximately 419 acres of land for the Verona community, which will feature 843 homesites and is expected to begin home sales in mid-2027. Construction is set to begin later in 2026, with the project positioned along the SR-52 corridor, a rapidly developing area in one of Florida’s fastest-growing counties.

The Verona community will offer a resort-style lifestyle with amenities such as fitness studios, pickleball courts, a lazy river, and wellness-focused programming. This project aligns with PulteGroup’s broader strategy to expand its Explore by Del Webb brand, which targets homebuyers seeking active lifestyles and high-end amenities without age restrictions. The brand has previously launched in California and Florida, with North River Ranch in Parrish serving as a successful model.

Pasco County was selected due to its strong job market and growing appeal as a lifestyle destination. The community will provide residents with convenient access to major transportation routes, including I-75 and the Suncoast Expressway, linking them to Tampa, Tampa International Airport, and the Gulf Coast. The Verona project is part of a larger master plan that could eventually include 2,800 homesites, a school, and commercial and conservation areas.

PulteGroup’s West Florida Division, which oversees the Tampa Bay region, has emphasized the importance of meeting evolving consumer demands for lifestyle-focused communities. The company’s continued expansion in Florida reflects its confidence in the region’s growth and its ability to adapt to shifting market conditions.
