The combined entity will be led by Jessica Beck, CEO of Alfred, and will have a property management leadership team. The merged company will manage approximately 52,000 residences nationwide, representing over $20 billion in assets, making it one of the largest residential real estate property managers in the US.

Charlotte, North Carolina—RKW Residential, a property management firm based in Charlotte, has acquired Quarterra Multifamily Communities LLC from Lennar Corporation, a leading home builder. The acquisition, which was finalized on June 6, 2025, will significantly expand RKW Residential's portfolio, making it one of the largest residential real estate property managers in the United States.

The combined entity will be led by Jessica Beck, CEO of Alfred, a New York City-based software provider. The new company will manage approximately 52,000 residences nationwide, representing over $20 billion in assets. This merger positions the newly formed entity at the forefront of the property management industry, leveraging the strengths of Alfred's technology and service-hospitality mindset, RKW's boutique, service-oriented feel, and Quarterra's national scale and operational excellence.

The acquisition follows a strategic downsizing of Quarterra's portfolio by Lennar, which sold portions of its apartment portfolio to KKR and QuadReal Property Group. This move has allowed Quarterra to focus on its operational arm, Quarterra Living, which will now be integrated into the new entity. The newly merged firm plans to introduce an updated name and platform advancements within the next year, aiming to modernize the fragmented property management industry.

Jessica Beck, CEO of Alfred and the new merged company, expressed her vision for the future, stating, "We genuinely believe there is an opportunity to build a different, better management platform. The combination of the three capabilities under one platform creates that."

The newly merged company will maintain operations in all current markets while actively exploring strategic expansion opportunities. With a strong position in the Sun Belt and a national platform, the company is well-positioned to support its clients in any market they wish to enter.
