Essex Property Trust Benefits as Wildfires Fuel LA Rental Demand

Wildfires have destroyed thousands of homes in the Los Angeles area, exacerbating an already critical housing shortage. The surge in demand for rental housing is evident, with reports on social media showing skyrocketing rental prices. For instance, a nearly 4,000-square-foot home in the city is being advertised for almost $30,000 per month.

This trend could significantly benefit Essex Property Trust (Ticker:ESS), the largest real estate investment trust (REIT) specializing in West Coast apartments. Essex owns over 11,000 apartment units in Los Angeles County and more than 6,000 units in neighboring Orange County. According to its financial reports, the average rent for its properties in these areas is approximately $2,700 per month, with occupancy rates hovering around 95%.

In a statement provided via email, Essex noted, "So far, our portfolio in Los Angeles has not experienced any significant impact. However, this is an ongoing and evolving situation, and we will continue to monitor developments closely. Should the situation change, we will provide updates as appropriate."

Piper Sandler analyst Alex Goldfarb is optimistic about Essex and has named it a top pick for 2025. Goldfarb commented, The company has the best apartment rent growth potential. We think Essex is well-positioned for 2025, given the revival of the tech sector on the West Coast, a lack of new housing supply, and the continued conversion of COVID rent-moratorium units to cash-paying ones. San Francisco is the only U.S. region where rents remain at 2019 levels, while rents elsewhere in the country have risen by over 20%.

Essex has been a top-performing REIT since its initial public offering in 1994 and is recognized as an S&P Dividend Aristocrat with 30 consecutive years of annual dividend increases. Its stock currently trades at roughly 17 times projected 2025 funds from operations, a standard REIT financial metric, aligning with the valuation of its peers.
