Arbor Realty Trust recently closed a US$762.6 million commercial real estate mortgage loan securitization, issuing US$674.0 million of investment grade-rated notes and retaining US$88.6 million in subordinate interests. The company plans to keep this portfolio on balance sheet as a financing vehicle, using the proceeds to pay down existing credit facilities and support future lending. This securitization could reshape Arbor's funding mix and interest cost profile, but does not fundamentally remove the key risk around earnings pressure from expected revenue declines and a high, thinly covered dividend.
